Juneau County
The median sale price in Juneau County was $259,000. Prices have been steady all year, with no big jumps or drops. Most homes are selling quickly, with half of them on the market for about 25 days or less. The homes that do not sell quickly tend to sit for quite a while, and that usually comes down to price and condition right out of the gate.
Juneau County has about three months of inventory, and homes sold for about 96% of their asking price.
Adams County
Adams County's median sale price was $280,000. Homes took a little longer to sell here, with half selling in 37 days or less. With a little over four months of inventory, buyers have a bit more to choose from. Homes sold for about 96% of asking price, the same as Juneau County.
Sauk County
Sauk County had the highest median sale price of the three, about $362,000, and homes moved the fastest: half sold in 17 days or less. It also had the least inventory, a little over two and a half months, and homes sold for 98% of asking price.
What the numbers mean for sellers
In Juneau and Adams counties, inventory is tighter than it was earlier this year, which means less competition for your listing. The homes that sell fastest are priced right and show well from the first day. A good first step is knowing what your home is worth in today's market. Our agents can put together a free market analysis based on recent local sales, not an online estimate.
What the numbers mean for buyers
In Juneau and Adams counties, there has been a little more room to negotiate this summer. Not a lot, but some. In Sauk County, homes are selling closer to asking price, so be ready to move quickly when the right one comes along. Wherever you are looking, get pre-approved first so you can act when the right home hits the market.
What to expect this fall
Based on July through September, the fall market should look a lot like the summer did: steady prices, homes selling, slightly tighter inventory, and well-priced homes moving.
