Main Lake or Inner Pond? What It's Like Living on Castle Rock Lake, Wisconsin
With Bobbi Brandt, Kim Connors-Johnson and Jess Kayhart, Castle Rock Realty
Quick take: On Castle Rock Lake you can live on the main lake, on one of the quiet inner ponds many developments have built, or off the water with deeded access. The main lake brings big views and boat traffic. The ponds bring calm water and a quieter view, with the main lake close by. Off-water homes often bring more land at a lower price. All three can get you on the lake.
Bobbi Brandt sat down at Half Moon Bay with Kim Connors-Johnson, who lives on the main lake there, and Jess Kayhart to talk through the difference. Watch the full conversation below, or read on for the highlights.
Living on the main lake
Kim's home sits right where the no wake zone ends. On summer weekends, the boats starting up around 6:00 in the morning are, as she puts it, "the alarm clock on the weekends." Living on the main lake means a wide view of the water and a front-row seat to everything happening on it, along with the sound of the boats.
It can also be surprisingly private. Many neighbors on the main lake are seasonal, and the wildlife is often closer than the people: deer, cranes, turkeys, and even mink and otter.
The 100-foot strip: why the shoreline stays natural
Wisconsin River Power Company owns most of the shoreline on Castle Rock Lake. On many lots, that means a natural, wooded strip, known locally as the 100-foot strip, sits between the home and the water. It keeps the shoreline beautiful and uninterrupted, and it is a big part of why Castle Rock Lake does not feel overbuilt or overcommercialized.
For buyers used to smaller lakes up north, where you own everything to the water, this can take some getting used to. Our agents find most people come to see it as a plus: more privacy, more trees and a quieter shoreline.
Some owners open up a view through the strip with a viewshed, trimming and thinning within the power company's rules. Many associations have also built walking trails through the strip for walking, biking, cross-country skiing and snowshoeing.
For what the strip allows and restricts, read our guide to the WPS and WRPC shoreline easement.
Boat slips: closer than you might think
Even with the strip, your boat usually is not far away. In many developments, the homeowners association leases slips from the power company and rents slip space to owners in the association. Half Moon Bay has its own marina, and every owner there can have a slip. Kim and her husband could keep their boat in front of the house but prefer the marina.
Slip arrangements differ from one development to the next, so confirm slip availability for the specific lot before you write an offer.
Living on an inner pond
Many developments around Castle Rock Lake have built inner ponds, like the one at Half Moon Bay. Homes on a pond have a water view and calm water right outside, without the boat traffic, with access to the main lake close by.
If nothing is available on the main body of water, a pond lot can be the way in. As Bobbi puts it, there is "something for everyone."
Off-water homes with deeded access
Some properties are not on the water at all but still come with deeded access to the ponds, the main lake or both. These are worth a look for two reasons:
- More land. Large acreage is hard to find right on the water. Off-water properties can offer room for trails, an ATV or UTV, and more privacy.
- A lower price point. Access without frontage usually costs less, which makes a second home on the lake reachable for more buyers. Our agents have watched owners start with a one-bedroom condo and move up over the years.
Clubhouses, pools and amenities
Many associations around the lake have a clubhouse and a pool. Half Moon Bay has a clubhouse and an outdoor pool, and some other associations have indoor-outdoor pools. What is available depends on the development, so ask about amenities as you compare properties.
Close to home
Castle Rock Lake is about a half hour from Wisconsin Dells, an hour from Madison, two hours from Milwaukee and about three hours from Chicago and Minneapolis. As Kim says, you "get that up north feel without the up north drive." More people are also choosing the area for year-round living.
